What We Do

One Team. Every Phase of Your Infill Project.

We partner with park owners, developers, and investment firms on manufactured housing infill projects across Ohio and surrounding states. From lot planning and site preparation to home installation and infrastructure, we manage the entire project with one team and one point of accountability.

01 — Lot Planning

Know the Home Fits Before You Order It

Ordering the wrong size home is one of the most expensive mistakes in an infill project. We combine drone imagery, utility line locations, setback requirements, and grade review to determine the exact location and size of home each lot can take, well before a single order is placed.

  • Drone imagery & site surveying
  • Utility line and grade analysis
  • Setback and lot layout review
  • Home sizing recommendations per lot

02 — Lot Preparation

Every Pad Ready Before the Home Arrives

A home showing up to an unready lot burns money by the day. We handle all the excavation, tree removal, utility upgrades, and pad preparation required so each lot is ready to receive its home the day it’s delivered.

  • Excavation & site clearing
  • Utility upgrades and connections
  • Foundation pad construction
  • Final site grading & compaction

03 — Home Installation

From Delivery to Move-In Ready

We block, level, and secure each home, connect the utilities, and complete the skirting, trim, stairs, decks, and HVAC. Then we test every system and complete a final walkthrough, so the home is ready for a buyer—not another round of punch-list work.

  • Block, level, and tie-down
  • Utility hookups and HVAC installation
  • Skirting, trim, stairs, and decks
  • Full testing and final move-in checklist

Community-Wide Improvements

Infrastructure That Moves the Entire Property Forward

From roads and sidewalks to water, sewer, and utility upgrades, we manage infrastructure projects that improve the safety, functionality, and long-term value of the entire community. We coordinate contractors, utility providers, schedules, and site activity from planning through completion—giving owners one accountable team to keep the work moving.

  • Road paving and repair
  • Concrete sidewalks and walkways
  • Park-wide utility upgrades
  • Utility company coordination

Who We Are

We’re Accountable to You

We started MH Installation Guys because large infill projects kept stalling on the same problem: nobody owned the whole process. We put our own crews and project managers on the ground so owners and investors have one accountable team from planning to keys.
